But when a long-time client found a two-bedroom-plus-den unit she adored in her high-rise complex he negotiated the purchase – with the caveat that his client sold her smaller unit within 45 days.

“As the market adjusted and prices became more affordable in the condo market, it actually opened up some more opportunities for her,” said Mr. Khelifa.

“We were able to negotiate on the purchase a condition on the sale of her condo, which is very rare.”

Within a week, Mr. Khelifa’s listed his client’s one-bedroom unit with a den and solarium with an asking price of $679,900. An offer came in, and, after some negotiation, the sale was done. The purchase price was $34,900 under asking, but the agreement secured his client’s deal on her next home.

“The benefit here wasn’t necessarily selling for the maximum amount of dollars on their sale, although we did get a pretty good price for it,” Mr. Khelifa said.

“We were buying and selling in the same market conditions, and my client looked at this as an opportunity to upgrade.”

Smaller, enclosed spaces include a den and two full bathrooms.

Heating and water costs are included in monthly fees of $750.

“It was a podium unit, so it’s one of few with 10-foot ceilings and floor-to-ceiling windows,” said Mr. Khelifa.

“It has a beautiful view and is very bright because it was overlooking the park area between the Power Plant and Harbourfront Centre, and there was a bit of a lake view as well.”
