The seller of this home about 70 kilometres east of downtown Toronto rejected the advice of their first agent to do a major renovation before putting it on the market. A second agent suggested a major outlay was unnecessary and the 28-year-old house simply needed a tidy-up, a price less than $700,000 and a cut-off date to review offers.

“We found if properties weren’t priced exactly right or they weren’t holding back on offers, they were taking longer to sell,” said agent Munira Ravji.

“Considering the house was beautiful, even though it was pretty original, we suggested the owner clean it up and let the new buyer do the renovations.

“But of course, she’d have to make a concession on the price she’d receive and accept.”

Dozens of buyers went for a closer look, and eight made offers. A downsizing buyer’s strings-free bid of $827,500 was unbeatable.

“Durham has been very hot this year,” Ms. Ravji said.

“The buyer came in at the highest price and no conditions.”

“There were a few things that stood out, like it had a really long lot, so that was really appealing to people,” Ms. Ravji said.

“It really had that charm of an old, country home, but it wasn’t old, it was updated and in good shape.”
