Globe and Mail Article: Seller juggles multiple low offers for Barrie, Ont., townhouse
Listing agent: Elias Ben Khelifa, Engel & Völkers Toronto City
The Action
The three-bedroom townhouse has a standard two-storey design with a street-level entrance. Engel & Völkers Toronto City
The owners of this three-bedroom townhouse got a lowball offer just days after putting the home on the market but turned it down, confident more bids would come if buyers were given more time to visit. They were right – two more offers came in – but negations dragged on while terms were discussed.
“There’s always a demand for properties priced under $1-million, especially at this price at $700,000,” said agent Elias Ben Khelifa.
“At that time of year, the bank interest rates were also coming down, and there were a lot of first-time buyers waiting for the right opportunity.”
One bidder firmed up their offer to $650,000, which was accepted by the sellers.
“There were not that many freehold townhomes in the area available for sale, and definitely not end units,” Mr. Khelifa said.
What they got

This roughly 20-year-old townhouse has a standard two-storey design with a street-level entrance, an attached garage and a south-facing yard at the back of the 25-by 121-foot lot.
There are three bedrooms upstairs, three bathrooms and an open kitchen with a peninsula.
The open entertaining area on the main floor has sliding doors to a patio. There’s another entertainment area on the lower level.

“It’s an end unit on a great-sized lot with a long driveway,” Mr. Khelifa said.
“It’s in good pocket within a five-minute drive to the GO station, which is a 90-minute train ride to Union. The neighbourhood is also going through major development as Barrie continues to grow.”
